Basic property management

Basic property management enables the company, to obtain the optimal control and supervision over the real-estate. It also enables the appointed property manager to get to know the property and to be present on the property at least on a weekly basis.

The weekly property inspection includes following actions:

• We check fuel supplies (gas, oil, wood…) and arrange the delivery. We also check if the heating devices are fully functional.
• We check the level of the septic tank and we arrange for it to be emptied.
• We check if any mail was received, collect it and forward it.
• We check if the level of dampness is in order and we adjust the temperature.
• We check, whether all the lights are working.
• We check the bathrooms and we make sure that all the showers, taps and toilets are fully functional.
• We check smoke alarms and we replace batteries if necessary (batteries need replacing frequently in cold conditions).
• We make sure that security systems / alarms are fully functional.
• We check if all your electrical equipment and appliances are working.
• We check your property for pests and vermin and we recommend remedial actions.
• We check over all areas of the property, bathrooms, kitchen, etc.
• We check balconies, terraces and patios.
• We check around the garden as well.
• We advise about any necessary repairs or preventative maintenance to ensure the property is kept in proper condition.
• We report to the owner about the status of the property every month. If the property is being rented out, we inform the owner of all reservations when we receive them.

In regards to the experiences in the past, this service is the foundation on which we implement and obtain a verified management system, and reduce the level of risk for owners, managers and guests.
